Just a heads up

 

There are various kinds of property survey you can get when buying a property

 

We are in the process of buying a property and originally chose the cheapest to keep costs down, the report came back all clear so we started to proceed with the purchase when a friend advised us to go the next stage up so we went for the Rics HomeBuyer's report, we are so glad we did, it came back over the property needing a full damp proof course and even more scary one of the roof purlins had snapped and was under stress from the weight of the roof.  We loved the house so we went back to the sellers who have now had all the work completed.

 

I would hate to think how much this would have cost if we had not gone for the 2nd survey(we have been advised buy a builder 4-6k), yet alone the disruption once my family had moved in.

My advice then, don't go for the entry level survey as it may miss out some detail which will cost you in the long run
